Yardi runs large American real estate — residential, commercial, condo and HOA, affordable housing and self storage, priced per unit in USD from the Breeze tier up to the enterprise Voyager. Below, the seven things every property business needs; every verdict on their side names its source and the day we checked it.

What Yardi is better at
Enterprise real-estate accounting is genuinely theirs — a large residential, commercial or HOA portfolio on US books is well served.
Where it stops being enough
The moment the estate needs what it does not carry: no estate gatehouse — visitors, vehicles and parcels are not its world; property management, not hospitality — no front desk, no night audit; and no short-stay booking door. Those are not gaps in their product — they are a different product, and an operator who runs more than one kind often needs both.
The seven
Seven things every property business needs. Who carries what.
The same seven rows appear on all ten of these pages, in the same order, argued the same way.

Why it decides it
Who came in, what they drove, what they carried. An estate has a gate, and the gate keeps a book; software that runs the estate keeps it too.

Why it decides it
Check-in, the folio, the night’s close. A property that lets by the night needs a desk, not a calendar with a price on it.

No row matches both filters.
Clear them to see the seven again.
?A cell we could not verify says “we could not verify this” and never a verdict. A source older than ninety days turns our own deploy red.
The three that decide it
Three rows a property business cannot skip.
Of the seven above, these are the ones that end the conversation here rather than merely shading it.

Flat dollars, never a percentage
A price you can plan on, in your own currency. No slice of the rent or the booking, and no bill that grows every time a door is added.
Their export is a file we have read before. Send it and we load the doors, the people, the rates and the dates — you sign in to a book that is already yours. It costs nothing and it is not a sales call.
We did, on Yardi’s own public pages, on the date printed in each cell. Our deploy gate goes red when a date passes 90 days, so a claim is re-checked or it comes down. Seen otherwise? Tell us at /support and we will print it.
Yes. Premises reads any calendar that speaks iCal and answers with its own feed, exports every book as a spreadsheet, and nothing in it locks a door. Most estates retire the second tool within a quarter; nothing forces it.
Nothing, up to fifty properties, on every plan. You send the export and a person on our side loads it — doors, people, balances, dates — before your first login. Over fifty, or coming off software we have not seen, we scope it first and give you the date before you commit.
No card, no contract, every module open. On day 181 you choose month by month or the yearly term, or you export your books and leave with them.
