Three costs, one of them invisible
The float. Rent owed is money you have already earned and do not have. If a third of twenty tenants are eighteen days late on $1,200 you are permanently lending them about $4,800 — at zero interest, unsecured.
The write-off. The longer a payment runs, the less likely it is to arrive at all. A week late is a reminder; three months late is a conversation about moving out with the deposit already spent. The share that is never recovered climbs with the days.
Your Saturdays. Working out who owes what, and then calling them, is the part that makes landlords give up on chasing altogether. Which is how a week becomes three months.
What a chase list changes
On the platform, every invoice knows its due date and every payment is against an invoice, so "who is late and by how much" is a page, not an afternoon. The chase list sorts it by days overdue. The reminder — email or WhatsApp, with the invoice and the payment QR attached — is one tap, and the tap is recorded. Tenants learn quickly that the building notices on day one, and the average days late falls. Move the fourth slider down and watch what that does to the number.
